We are a commercial architect and construction firm working in Iowa and the surrounding area's.

 

 

1. Hold Initial Client Meeting:

Each project is unique, and we want to meet with you to explain what services we offer, how we operate and how we can take care of your needs.

 

2. Present Preliminary Design Concepts:

After we document your wants and needs, TKA will provide preliminary design concepts – in most cases at no cost to you.

 

3. Provide Turnkey Building Proposal:

After you approve the preliminary design concept, TKA will provide a complete Turnkey Building Proposal.

 

4. Sign Contract:

TKA asks for a contract after you are satisfied with the complete Turnkey Building Proposal. TKA will work to show you that we deliver what we promised during the preliminary planning and budgeting stages.

 

5. Complete Design Development:

TKA will collaborate with you to finalize building concepts and ensure that all of your needs are met.

 

6. Develop Construction Documents:

After contracting consultants (civil, structural, etc.), TKA will develop in-house project working drawings specific to your project.

 

7. Initiate Bid Process:

TKA will prepare a bidders list with your input, then competitively bid work locally when possible.

 

8. Bid Review Meeting with Client:

We will invite you to review individual bids along with total project costs.

 

9. Oversee Construction Process:

TKA provides an experienced working Project Superintendent to monitor the onsite construction activities. Scheduling, quality control and safety are primary functions of the PS. In-house Project Managers assure that the project is on schedule and within budget.

 

10. Close Out Project:

TKA will collect all maintenance and operation manuals, warrantees and paperwork and then submit them you for your records. TKA will also provide a set of as-built drawings for your records and for future reference.
