TurnKey Associates, L.C. is an Iowa based company that has served the Midwest since 2003. Located in Waterloo, Iowa we serve not only the Cedar Valley area, but have completed architectural and construction projects throughout Iowa and the surrounding states. TurnKey Associates, L.C. is a customer-friendly organization with great Iowa values and work ethic. As a trusted company, we have developed into one of the leaders in architecture and construction throughout the Midwest. Owned and managed by Scott Voigt and Ross Schoonover, TurnKey is proud of the work we do here in our own community, and in yours.
We strive to elate our customers with forward thinking designs, one on one personal attention, and to complete our projects on time and on budget.
We pride ourselves on being your complete solution for brand building, architectural design, construction and interior layout and design. We are pleased to provide all these services under one contract.
Here at TurnKey Associates, L.C. we understand that our success is dependent on providing you with exceptional service, and products at a fair value. That is why our mission is to provide each of our clients with the best possible product at the best possible price.
With a Design/Build company there will be a single point of responsibility. The architect, designer and contractor are on the same team and provide unified recommendations. All decisions are reviewed as a whole by this type of entity.
Because teamwork is an essential part of our company, TurnKey Associates instills teamwork in all its construction and design projects. Our team not only includes you, the client, but our support people as well. We recognizes the value of our people, and the crucial role they play in our success. An open line of communication is important, not only with our clients, but with each other as well. Everyone’s opinion is heard and evaluated and used to move our projects forward. With TurnKey Associates, the Architect, Interior Designer, and General Contractor are all in the same company, working in tandem with you and can easily work with you to modify any changes during the building process.
As you can see, TurnKey Associates, L.C. is more than an architect or a construction manager, it is a whole team, working towards one goal, and that is to design and build a facility that works for you.
At TurnKey Associates, we pride ourselves on a team approach that gives you the best value possible with a final product that exceeds your expectations. Along with a competitive fee schedule, all architectural costs are passed along at actual cost to you with no mark-up. Plus, we have a true open-book policy on all project-related costs.
All of this combined with our unique ability to see your project from start to finish means you’ll spend less time managing the project and more time managing your business.
Here’s what will happen when you work with Turnkey Associates.
1. Hold Initial Client Meeting:
Each project is unique, and we want to meet with you to explain what services we offer, how we operate and how we can take care of your needs.
2. Present Preliminary Design Concepts:
After we document your wants and needs, TKA will provide preliminary design concepts – in most cases at no cost to you.
3. Provide Turnkey Building Proposal:
After you approve the preliminary design concept, TKA will provide a complete Turnkey Building Proposal.
4. Sign Contract:
TKA asks for a contract after you are satisfied with the complete Turnkey Building Proposal. TKA will work to show you that we deliver what we promised during the preliminary planning and budgeting stages.
5. Complete Design Development:
TKA will collaborate with you to finalize building concepts and ensure that all of your needs are met.
6. Develop Construction Documents:
After contracting consultants (civil, structural, etc.), TKA will develop in-house project working drawings specific to your project.
7. Initiate Bid Process:
TKA will prepare a bidders list with your input, then competitively bid work locally when possible.
8. Bid Review Meeting with Client:
We will invite you to review individual bids along with total project costs.
9. Oversee Construction Process:
TKA provides an experienced working Project Superintendent to monitor the onsite construction activities. Scheduling, quality control and safety are primary functions of the PS. In-house Project Managers assure that the project is on schedule and within budget.
10. Close Out Project:
TKA will collect all maintenance and operation manuals, warrantees and paperwork and then submit them you for your records. TKA will also provide a set of as-built drawings for your records and for future reference.
